DEPOSITS, WHEN PAYMENTS ARE DUE,

CANCELLATION/REFUND POLICIES

DAMAGE DEPOSIT

A refundable/non taxed Damage Deposit (equal to one night's rent at the BASE daily rate) may be required,

please let us discuss with you the options for Damage Deposits.

CANCELLATIONS

If you cancel 60 days or more prior to arrival, payments (less $50) are refunded. If you cancel later than 60

days before arrival we will refund the total Damage Deposit if you have paid it, however we will refund

amounts for rent only if we are able to re-book.

INITIAL, BOOKING, OR "HOLD" PAYMENT

To HOLD your reservation :

An initial payment of at least $500 is required unless your balance is less than $500 then the whole

amount would be due to hold your dates.

PAYMENTS AFTER THE INITIAL OR "HOLD" PAYMENT

A.

For rentals that last less than two months...

Any balance must be paid 60 days before arrival date.

B.

For rentals that last more than two months...

You are to pay in advance 2 months rent and your Damage Deposit 60 days before your arrival

date.

a)

At each monthly anniversary of your arrival date, you will need to pay in advance the next

month of RENT (if a whole month, or a pro rata portion if the remainder of your time is less than a whole

month).

b)

When you have two months left before your departure you are fully paid and no more

payments will be due.

Example of how payments for rentals of various durations would work:

I.

You are staying 7 days. You will have paid in before your arrival date your rent for 7 days and your damage

deposit, and you will have nothing more to pay. When you depart we process your damage deposit normally, you

are done.

II.

You are staying 30 days. You will have paid in before your arrival date your rent for one month and your

damage deposit, and you will have nothing more to pay. When you depart we process your damage deposit

normally, you are done.

III.

You are staying 60 days. You will have paid in before your arrival date your rent for two months and your

damage deposit, and you will have nothing more to pay. When you depart we process your damage deposit

normally, you are done.

IV.

You are staying 90 days. You will have paid in before your arrival date your rent for two months and your

damage deposit; after you have been in the rental one month, you will pay for the third month which keeps you paid

two months in advance; during the last two months you will have nothing more to pay. When you depart we process

your damage deposit normally, you are done.

V.

You are staying 100 days. You will have paid in before your arrival date your rent for two months and your

damage deposit; after you have been in the rental one month, you will pay for the third month which keeps you paid

two months in advance; when you have been in the rental two months, you will pay for the 10 days of the fourth

month which keeps you paid two months in advance; during the last two months you will have nothing more to pay.

When you depart we process your damage deposit normally, you are done.

***Long term rentals are an excellent bargain for our guests but since most bookings are made two

months before arrival any shorter cancellations could result in empty rentals as potential guests have

already landed their spots***

CHECK IN and CHECK OUT TIMES

Check in time is after 3pm and check out time is before 12noon.

We are somewhat flexible but If you require a very early check in or a very late check out an additional day

will be charged. You should look at your arrival and departure times carefully and if you need to arrive

earlier than a day's check in time or depart later than a day's check out time, book the extra day/s to

provide smooth transitions.

Please understand if we have a guest coming in right after you or another guest leaving right before you we need

this time to get the unit ready. Do not assume -- we often have people who call to book an open night or two the

day before they come in and sometimes they book the same day that they start their stay! Back to backs (one guest

coming in the same day another is leaving) is NOT UNCOMMON!

MORE ABOUT...DAMAGE DEPOSITS

The Damage Deposit will be refunded if you cancel and when you return the unit in the 'pre-rental

condition'.

The Damage Deposit is part of your total amount due and is clearly shown on the quote or confirmation

you receive.

Each Damage Deposit is stated in the RATES and FEATURES page, it is not arbitrarily set.

Damage Deposits are not taxed.

Any costs due to damage, broken or missing items, rules disobeyed or any other costs will be first

deducted from your Damage Deposit and secondly (if required) charged to you.

Your refund will be mailed to you or sent by PayPal (or sent to your credit card if that is how you paid)

within 7 days of your departure day.  Credit card gateways do not allow reversals back to the card after sixty

days, so if you made your payment with a credit card more than 60 days before we process your Damage Deposit,

it may be necessary to refund your deposit via PayPal or a check.

MORE ABOUT...CANCELLATIONS

All cancellations are subject to a $50.00 reservation fee deducted from any rent paid in advance.

Damage Deposits are fully refunded if there is a cancellation.

REFUNDS FOR CANCELLATIONS

A.

IN THE CASE YOU GIVE A WRITTEN CANCELLATION NOTICE ONE HUNDRED TWENTY DAYS PRIOR

TO YOUR ARRIVAL DATE, WE WILL REFUND ALL RENTAL FUNDS  IN FULL, MINUS A $50 RESERVATION

FEE;

B.

IN THE CASE YOU GIVE LESS NOTICE THAN ONE HUNDRED TWENTY DAYS PRIOR TO YOUR

ARRIVAL, WE DO NOT GUARANTEE ANY REFUND OF RENT. WE WILL REFUND ONLY IN THE SITUATION

WE CAN RE-BOOK THE TIME YOU HAD RESERVED, AND ONLY FOR THE TIME ACTUALLY RE-BOOKED,

PAID AND FINALIZED.

Written notice may be made by email, fax, or postal service but it is your responsibility to acknowledge we

got it.

Deposits help offset non-shows that tie up our unit with our good faith assumption it was rented for the

time you booked it.

MINIMUM STAY

WE HAVE NO MINIMUM STAY REQUIREMENT.

ANY ONE NIGHT STAYS WILL INCUR A SURCHARGE OF $25 ($25 a suite if the "Whole Enchilada").

RATE DISCOUNTS OR SPECIALS

Weekly Discounts:  5% off at 7-13  days, 10% off at 14-20 days, 15% off at 21 days or longer,  15% is our

maximum discount.

TAX COLLECTION

All Vacation Rental Charges are subject to 13.416% Hawaii tax [breaks down as 4.1667 General Excise + 9.25

Transient Accommodations].

General Excise and Transient Accommodations Tax rates are set by the State of Hawaii; we must collect and turn

these funds over to the State of Hawaii.

Transient Accommodations Tax applies to any rental term of less than six months, but would be omitted for stays

lasting past six months.

Damage Deposits are not taxable.

SMOKE FREE -- TOTALLY

NO WHERE ON THE PROPERTY SHOULD YOU OR GUESTS SMOKE.

If you must disregard this request --  please remember to go far enough from the house on the outside and out of

wind range so it does not come back onto other people or leave an odor that the next guests will smell. Many

people are allergic to smoke and your consideration is appreciated.

OCCUPANTS

Your rent is calculated from a Base Rent which varies for each unit but is listed on our RATES AND

FEATURES page to show how many occupants are in the Base Rent.

If you wish to register more occupants, please call prior to checking in.

The additional rent is  $10 (plus taxes) for each person or an automatic charge of $20 for unregistered

occupants.

CHANGES IN RATES OR POLICIES,

PUBLISHING ERRORS

We try our best to keep rates and other data consistent between all advertising websites, brochures or other

documents. We also try very hard to proof and double check our documents and catch typos or errors. It is

remotely possible you may read a rate or statement that has been changed or was a typo to begin with besides our

best efforts and intent.

Therefore we state that: All rates are subject to change before you get your quote or confirmation but are frozen

after you get your quote or confirmation. Further, we reserve the right to adjust policies when we feel it prudent to

do so, and any adverse reaction to your booking if effected may be resolved if appropriate by an adjustment,

discount of your rate or refund of the fees you may have placed with us. These are solely at our discretion and

judgment and on a case by case basis.

ACCESS TO THE GROUNDS & LIVING

SPACE BY NON-GUESTS

Only we get in and clean the units between guests; we would not enter a unit occupied by a guest unless there is a

situation that required it such as a faucet left on, leaking water, a blown electrical circuit.

Unless you have notified us and we agreed to an extension we assume you will vacate at the normal check-out time

of before 12 noon on your departure date, we may be expected to have access after your check-out time. Prior to

your arrival, we may be expected to have access before your check in time to make the space ready; unless you

have notified us and we agreed to an extension we assume you will occupy at the normal check-in time of after

3PM.

We may have need for access to some sections when we do yard or lawn maintenance. We would attempt to do

this when spaces are unoccupied or when unavoidable we try to do grounds maintenance at a "reasonable" time

such as after 9AM so that any machinery noise is not as irritating.

We may have need for authorized individuals to access some grounds or living space sections for maintenance or

emergencies. When it is practical we will ask for prior permission. In situations where maintenance is not urgent we

can delay until a client has vacated, all depending on the unique circumstances that we determine on a case by

case basis.
